We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Since we have two sides to our community, there are different fees for each side.


    Additional Fees for Barton Trails I include:

    - Administrative Processing Fee: $4

    - Amenity Fee: $5

    - Trash: $12-$14

    - Pest Control: $5

    - Water: Based on usage and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account

    - Pet: If applicable, $15 per pet

    - Carport: If applicable, $35

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements.   • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at Barton Trails as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at Barton Trails! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question! Parking is available for residents and guests on a first-come, first-serve basis. Since we have two sides to our community, there are different reserved parking options our residents may lease.

    At Barton Trails I:
    - Carports for $35 per month

    At Barton Trails II:
    - Carports are $35 per month
    - Detached garages are $120 per month
    - Garages with breezeway access are $150 per month

  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors.

  • What school district is Marquis at Barton Trails in?

    Students at our community attend Austin ISD schools. Since we have two sides to our community, students will attend different schools.

    At Barton Trails I:
    - Depending on their grade level, students will go to Sunset Valley Elementary, Covington Middle, or Crockett High School.

    At Barton Trails II:
    - Depending on their grade level, students will go to Patton Elementary, Small Middle, or Austin High School.
